Frigidaire 4 Ton 13.8 SEER2 AC & 95% Gas Furnace System Overview
The Frigidaire 4 Ton 90,000 BTU 95% gas furnace and AC system is a factory-matched Frigidaire split system pairing a 95% AFUE gas furnace with a matched condenser and cased evaporator coil. This is a factory-matched Frigidaire split system built to heat and cool a home of roughly 2,000–2,400 square feet. It pairs a 45,000 BTU condenser rated at 13.8 SEER2 with a 90,000 BTU 95% AFUE gas furnace and the matching cased evaporator coil, so the cooling and heating halves are engineered to work together rather than assembled from mismatched parts. The pairing is AHRI certified under certificate 207776182.
What’s Included in This System
Outdoor Condenser — FSA3BE4M1SN48K
A 4 ton, 45,000 BTU single-stage condensing unit rated at 13.8 SEER2. This is the outdoor half of the system and carries the cooling capacity rating.
Evaporator Coil — C74BHMX48C-C
The matched cased indoor coil that sits directly on top of the furnace.
Buying a condenser and coil that were not certified together is the most common reason a new system never reaches its rated efficiency. The pairing shipped here is the one the manufacturer tested and certified, and the coil is included in the price.
Gas Furnace — FG7SD-090D-T35CP
A 90,000 BTU input furnace at 95% AFUE, suited to a larger home, an older build, or one with above-average heat loss. The C-cabinet designation in the model number identifies the cabinet width and blower size — confirm it clears your existing furnace closet or platform before ordering.
Is a 4 Ton System Right for Your Home?
A 4 ton system generally suits homes of roughly 2,000–2,400 square feet in a hot-humid climate like Arkansas. Treat that as a starting point rather than an answer — ceiling height, insulation quality, window area and orientation, duct condition and shading all move the number substantially.
Oversizing is the more expensive mistake. A system too large for the space cools quickly, shuts off, and never runs long enough to pull humidity out of the air. The result is a cold, clammy house and a compressor that short-cycles its way to an early failure. Undersizing costs you comfort on the hottest days; oversizing costs you the equipment.
If you are replacing an existing system, matching the old tonnage is only sound reasoning if the old system actually kept up. If it struggled through August, get a Manual J load calculation before you order. Note also that the furnace and the air conditioner are sized independently: 4 tons of cooling does not automatically dictate 90,000 BTU of heating.
95% AFUE: What Changes Beyond the Gas Bill
A 95% condensing furnace extracts so much heat from the exhaust that the flue gas cools enough to condense into liquid water. That is where the efficiency comes from — roughly 85,500 BTU of usable heat from a 90,000 BTU input — and it changes three things about installation:
- Venting is PVC, not metal. Existing metal flue cannot be reused, so budget for new venting.
- A condensate drain is required. The furnace produces liquid water that needs a floor drain, condensate pump or other approved discharge point.
- Sidewall venting becomes possible. Because the exhaust is cool it can vent horizontally through a wall instead of up a chimney, which in some homes is far simpler.
None of these are obstacles, but they are real line items your installer needs to quote. Ask before you order, not after the crate arrives.
Installation Requirements
- Professional installation required — self-installation voids the manufacturer warranty
- PVC venting required — existing metal flue cannot be reused
- Condensate drain or condensate pump required
- Natural gas supply and 208/230V single-phase service
- Line set, thermostat, pad and whip sold separately

Frequently Asked Questions
Does this system include the evaporator coil?
Yes. The C74BHMX48C-C cased coil is included and is the coil Frigidaire certified with this condenser and furnace. Line set, thermostat, pad and whip are sold separately.
What size home does a 4 ton system heat and cool?
Roughly 2,000–2,400 square feet in a hot-humid climate, though insulation, ceiling height, window area and duct condition shift that range significantly. A Manual J load calculation gives you the real number for your house.
Can I reuse my existing furnace flue?
No. Condensing furnaces vent through PVC because the exhaust is too cool for a metal flue to draft properly. Reusing an old flue on a 95% furnace causes condensation damage and is not code-compliant.
Can I install this myself?
No. Gas furnace installation involves combustion venting and refrigerant handling, both of which require licensing. Self-installation voids the manufacturer warranty and, with gas appliances, creates a genuine safety risk.
What refrigerant does this system use?
Contact us to confirm the refrigerant charge for this model before ordering, particularly if you are reusing an existing line set.
What is the difference between the Residential and Commercial shipping options?
The AHRI certificate number for this matched pair is 207776182. That reference is what utility rebate programmes and most permit offices ask for as proof the outdoor unit, coil and indoor unit are a certified match, so keep it with your paperwork when you file. All component model numbers are listed above for your load calculation and equipment schedule. Homeowners claiming an efficiency rebate will usually be asked for the same certificate number.

Buying from a licensed contractor
Kool Air & Heat LLC is a licensed, insured HVAC contractor based in Heber Springs, Arkansas, serving Little Rock, Conway, Cabot, Searcy, Batesville, Jacksonville, Benton, Bryant and communities across the state. Within our service area we can supply and install this equipment, pull the permit, register the manufacturer warranty and commission the system.
Buying equipment and arranging your own installer separately is common and perfectly workable. Be aware that a manufacturer warranty generally requires professional installation and timely registration — confirm your installer will complete both, because an unregistered warranty is discovered at the worst possible moment.
Ordering from outside Arkansas? We ship to all lower 48 states. Line up a licensed installer before the equipment arrives and have them confirm duct sizing and clearances in advance. It is the single most common cause of a delayed installation.
